DR ELMORE - surely they will send the bills back to you, if they know to open the boxes and look for them.

I'm not certain they're in a carton. I just cannot find the damned things.

Back from the opera. Well sung, interestingly staged, but did I like it? Not very much. Some lovely music, and a wonderful ensemble in a rainstorm.

Update on my home sale:
I met with the structural engineer today. He said three beams need sistering, not six, and that it'll cost under $1000. The other structural issue is, in his opinion, a non-issue; there's evidence of some old water damage that was corrected ages ago, but there's no problem now.

I am greatly relieved. Now, will my buyers feel satisfied with the engineer's report or will they believe the people they brought in, neither of whom is a structural engineer? I know who I believe! All this fuss because their home inspector was out to lunch.

We don't trim a tree at my house....so nothing to report at this end.

It's technically not "my" tree, and I didn't trim it, but...

A buyer might look at a home inspection you provide, but as a buyer I would not trust it without having my own person check it out.  The problem, usually the buyer uses an inspector their Realtor recommends. 

In this case, if I were the buyer I might request an extension on the inspection period & hire a structure specialist.
