California is a no lawyer state or with both parties, at least it didn't use to be.  I can't remember how Oregon is, but a lawyer isn't required.

Not all require both parties at the same time.  I don't remember if we had a lawyer in New Jersey.  I remember the buyers were obnoxious and their agent met us in the parking lot with a bottle of champagne to thank us for getting them off her hands.

Around here both parties have lawyers, the contact is usually 10 -12  tightly spaced  legal sized pages,  the buyer usually gets a house inspection, the lender sends an appraiser, then the title company does their searches and sends a representative out to conduct a survey inspection or hey  have a  surveyor prepare a new survey, the Lender has an attorney and there is often a Realtor or two and a mortgage broker  and they ALL meet at the same time for the closing at which point the premises are expected to be delivered  "vacant and broom clean"

We have had all of this in a few states, MA for sure.  This buyer did not ask for a surveyor or the report.  They took our records instead of a welk and septic inspection, butthen our records are very detailed.
