Building inspection #1 is over. There's good news and bad news.
The "crack in the ceiling" that the manager recalled seeing during the inspection last December is actually a large area of damaged plaster in my kitchen ceiling, the result of multiple roof leaks (the leaks were fixed, but not the interior). I estimate it at 8-10 sq ft. The manager has decided that it needs to be fixed properly, ie, old plaster removed and drywall installed. That's the best solution from their standpoint, but not from mine. Last December the owner thought that a piece of plywood could be installed instead. It wouldn't look good, but I wouldn't have to move out. Under this plan I will have to move out. I am currently negotiating some sort of compensation. They are not willing to pay hotel bills, but I do need to check California law. If anyone here has any insight into this, please let me know.
And the good news? They've agreed to replace the decrepit showerhead.
