Back from the car place and the motor car is running fine again, thank goodness! Dear reader Jeanne is achy but happy it's not worse. I've ordered an omelette from Hugo's, which is on its way, and now I have to drive 50 miles before I can do the smog check next week. But tomorrow will be a good start driving to the commentary location in Hollywood. That should take care of twenty of the fifty.

Waiting to usher for the Fiesta Pops concert. Fiesta would be happening in April during a normal year. Some is happening in June. Some in November.

TCB I am sorry I as gone before you posted. Those are reasonable questions that should be easily answered.

If you are taking a standard 1st mortgage refinance loan then usually included in your closing costs is interest from the date of funding through the end of the month in which you’re closing.

Also by federal law there is a mandatory three day right of rescission period before the loan can be finalized if you are refinancing your primary residence.

So if your papers are dated and signed April 19th your funding date would be April 23rd and your closing costs would include interest from April 23-April 30.

When you pay a first mortgage you always pay after interest is earned ( except at closing as per above) so your first mortgage payment would be June 1st for principle and interest from May 1- 31.

However

If you are taking out a home equity credit line loan then the first payment is generally due the same day as your funding date the following month, so it you close on April 19 and fund the 23rd your first payment would be due May 23rd every month thereafter on the 23rd.

They should be able to tell you the majority of your closing costs , bank fees, title fees etc however they can’t give you the absolute to the last penny fees until they know the exact dates you are closing and funding because the calculations for interest cannot be done without that information

The person I was talking to was furious because I hadn’t collected paperwork from her insurance company, her current lender, her cooperative board, her cooperative management company and her bank.

In other words she thought she just had to say I want a loan and we should track down all her paperwork for her application
