I've been reading Maeve Binchy's QUENTINS. She had some good ideas, but, IMO, they're not well executed. A number of inconsistencies, as well.

Good luck Jeanne!

Bryan's loft is no longer pending.  They buyer's seemed so sure & now they have gotten cold feet.  I'll be shocked if the buyers he passed up for this will still be interested.  We can only hope the three days of "pending" didn't do too much damage & that it worked out for the best.

Been listening to a flute/guitar duo called Similia.  Just chose it out of the blue because I wanted to hear "Carmen Fantasy" on Flute, so I chose this album.  It's very good!!!

Thanks, Jane. Just this morning my agent said to me, "There's an expression in real estate that buyers are liars." I think there's an epidemic of cold feet among buyers these days. My first buyer, who LOVED the house, was convinced by his parents, who live in Connecticut, that prices would go lower and he shouldn't buy. My next buyer put in a ridiculously low offer. He still wants the house, but doesn't want to pay a fair price. I truly think that all the bad press has made a bad situation much, much worse. There are neighborhoods that have not lost much value, where homeowners stay for a very long time and there is thus little turnover. Yet the buyers seem to think that ALL sellers are desperate and they can get a great bargain. In reality, it varies greatly from neighborhood to neighborhood. Unfortunately, the area where I'm hoping to buy is one of those areas where there isn't much turnover. Let's not forget that it's in the real estate agents' interest to get buyers to drop the price and produce a quick sale.

He is.  He is the best snuggling dog we have ever had, which is also why there is so much damn hair in our bed-most on my side too.

Thanks Jeanne.  Bryan's realtor said the ratio of offers is about the same as usual, however, the number of houses not making it to closure is much lower.

He put his loft up at the lower end of a fair price, which was less than the realtor suggested.

A reputable agent (?) would not suggest dropping a sale price below market value as that would depress all values in the neighborhood - it is to an agents long-range benefit to maintain neighborhood valuations.

Long-range benefit, yes. But I've certainly seen it before--I fired the agent who was representing my father's house for this very reason. And I do believe that many agents are getting quite hungry.

Well, with the plummeting sale prices (>25% in much of SoCal this past year) the market is a bit loony - sellers want to wait for a rebound, buyers want to wait for a further drop.

When I was cleaning out my dresser drawers last week, I found about thirty t-shirts I'd never worn, so I have lots of new t-shirts now.

This lady lives in a Hummingbird fly zone. As they migrated, about 20 of them were in her yard. She took a little red dish, filled it with sugar water and this is the result.
